THE HOUSE
This charming 1,300 sq. ft. stucco home, completed in 2013, was built using a metal structure covered in drywall (interior) and Durock (exterior) and fully insulated keeping the house cool all year round. Footings were put in place to withstand seismic activity. PVC windows are screened to keep out mosquitoes and other insects. The roof is traditional clay tejas and gutters carry water underground and away from the property. The ground surrounding the house is rocky so heavy rains pass through quickly leaving no standing water to attract mosquitoes.

The house is T-shaped so that every room receives ample natural light. The kitchen is open to both the dining room and living room. It is positioned on the 680 m2 lot to take advantage of the morning sun through the kitchen window and the setting sun out the living room window. The south side of house faces an enormous, heavily vegetated rock formation (which helps to block sound from neighbors), as well as provides an incredible view of Mombacho Volcano. The elevation is high enough to receive a constant breeze off Lake Nicaragua to the east.

There are two bedrooms each with a private bath featuring low-flow toilets and hot water. Hot water is supplied by an on-demand water heater at the back of the house. A 100 lb gas tank lasts up to 16 months. While not a necessity, the bedrooms are wired for AC.

The bright kitchen is complete with a stainless steel gas range and refrigerator. A stacked washer/dryer unit is conveniently located off to the side.

Ceiling fans are found throughout the house. Floors are tiled. Outdoor lighting under eves. Parking area out side door has room for two cars.

The sitting area in the garden on the south side of the house is shaded by the lovely canopy of a Capulín tree. The garden has an underground irrigation system. Backyard is ready for landscaping.

LOCATION
The house is conveniently located 3 miles from Granada at Km 50.5 next to the police station on the highway going toward Nandaime, within the 96 acre residencial, Valle Escondido. There are monthly association dues of U$ 65 dollarr, which cover maintenance of common grounds (road/gardening/walking trails), as well as weekly garbage pickup.

WATER
Clean water comes from a private well located at Valle Escondido and is pumped into a holding tank on the hillside to supply water to residents. Water pressure is exceptional. Water cost is minimal and charged separately.

ELECTRICITY
Electricity arrives to the house underground and the electric bill runs about $15/month.

SEPTIC
Septic system is located in the backyard.
